What is Tenant Find Only
We will find a tenant for your property and let out the property for you as a landlord, but are not involved in any other way in the ongoing management of the property.
What we offer:
Advice on how much rent can be charged on a property
Full marketing and advertising
Arranging and carrying out viewing with potential tenants
Full tenant reference, credit and Right to Rent checks
Drawing up and signing of tenancy agreement
Inventories on the property at move in
Collection and forwarding of first month’s rent and deposit
This service maybe perfect for you if you are wanting to take on the hands on landlord approach, It would mean no third party involvement, the tenants deal with you direct and you can organise and carry out your own maintenance as and when it arises.
If you are wanting something a little stress fee, Fully managed may be a better option for you.
If you are a local Landlord with the time and knowledge to manage your own properties and tenants. This could be the option for you.
What is Full Management
A fully managed letting service does everything a let-only service does, plus a whole lot more. It means you can sit back and forget about your property whilst the letting agent handles all aspects of managing it for you.

How will I know what is best for me?
Well it all comes down to three simple facts.
- Time, Let Only – Do you have the time to be handling tenants calls/texts and handling the maintenance side? Fully managed – We would contact you for quote approval when it’s a large sum but minor jobs we will get the issues solved quickly using our trusted maintenance team.
- Distance, Let Only – Are you near to your property? Are you able to do the inspections or attend maintenance requests yourself? Fully Managed – You could be living miles away from your house but still trust its in the best care and looked after.
- Compliance, Let Only – When renting a property there are a few things you have to have in place. You will need to register your self an account with the DPS OR TDS to register the deposit as well as having the important certificates in place. Fully Managed – We will register and manage the deposit as well as arranging for all the certificates to be repeated before expiry dates, meaning you would never be uncompliant.

Managing HMOs is different to managing single lets, this can result in an inexperienced HMO Letting Agent creating major issues for the Landlord.
